Welcome to our Fall 2019 Newsletter! The year 2019 has been a great year for us so far here at The J. Beard Company, both in the office and within our community. Already in the middle of the fourth quarter, we expect more good things as the Holiday Season is swiftly approaching and we are busily supporting our clients’ year-end transactions and activities.


As we celebrated our company’s 16th anniversary this past month, we’ve completed several significant deals in the prior months. Havenwood Office Park has continued to be strong in its leasing, with two major leases of 60,000 SF each, bringing the Class A office project to nearly 90 percent leased. We represented Meritage Homes in an acquisition of land for a new residential development adjacent to The Woodlands near FM 1488. We also completed a pad site sale in Harmony Crossing for the future home of The Republic Grille’s third location.


In addition to healthy activity in the office and land arenas, our retail and medical office leasing teams have successfully completed several new leases for our owners.


In September, our broker, Sean Durkin, was a featured panel speaker at BISNOW’s conference which covered local trends in commercial real estate. In November we were a proud sponsor of the Habitat for Heroes, supporting Habitat for Humanity and their efforts to assist our former servicemen with affordable housing.


Our property management division continues to grow as we’ve added new office properties to our portfolio as our staff continues to add value for our clients. We are also excited to announce the addition of three brokers – Jackson Cain, Lauren Hafner, Adam Riggs, as well as the promotion of Matt Knagg to broker associate. In our upcoming 2020 newsletter, we will touch on topics impacting Commercial Real Estate Markets including continued Oil and Gas bankruptcies in the Houston area, the lower interest rate environment, potential effects from a political election year, the booming Houston industrial market, and the effects that a slower-growing US economy could have on our local commercial real estate.

The Woodlands, Texas (Oct. 1, 2019) Lisa Hughes of The J. Beard Real Estate Company has recently represented Havenwood Land Developments, L.P., in the lease of 58,978 square feet at Havenwood Office Park, located at 25700 I-45 North in The Woodlands to an undisclosed tenant. On the heels of a 50,000 square foot lease signed in January, this will bring the total occupancy of Havenwood Office Park to near 90 percent by the end of the year. Situated on I-45 North between Woodlands Parkway and Sawdust Road, Havenwood Office Park features a LEED Silver Certified four-story building offering approximately 250,000 square feet of Class “A” office space. The development features a significant level of amenities including an adjacent parking garage, covered walkways with high-quality finishes throughout, a fitness room, a large conference room, and an outdoor plaza with seating area.

     

The Woodlands, Texas (Aug. 1, 2019) Chase Moore of The J. Beard Real Estate Company has represented Meritage Homes of Texas, LLC in the acquisition of 33 acres of land located adjacent to the Stillwater neighborhood on FM 1488 in The Woodlands, Texas.The sellers are Ronnie Matthews and Perry Senn of VOB, LP. The property will be platted for 156 50-foot lots and will break ground in December 2019 with lots delivered in August 2020. The pricing of the homes will range from the $250,000’s to the low $300,000’s. “We are excited to be selected as one of the building partners in this prestigious community and showcase our industry-leading energy efficient homes at an affordable price point. Our homeowners will enjoy the many benefits that The Woodlands area has to offer including acclaimed schools such as The Woodlands High School, shopping, restaurants and major employment centers,” said Kyle Davison, Houston division president at Meritage Homes of Texas, LLC.

     

The Woodlands, Texas (August 13, 2019) Zach Armstrong of The J. Beard Real Estate Company, LP has represented the Seller in the sale of a pad site at Harmony Commons commercial development, a mixed-use development located at the southwest corner of Grand Parkway 99 and Discovery Creek Boulevard in Spring, Texas. Harmony Commons is adjacent to HEB Grocery at Grand Parkway 99 and Rayford Road. The 0.96-acre pad site will be used to develop a third location for The Republic Grille, a concept created by the buyer, Terry McBurney. The Republic Grille is well known for serving award-winning high quality Texas cuisine with a Southern twist. The restaurant is scheduled to open in the first quarter of 2020 and it will comprise of approximately 6,000 square feet. SLI Group, Inc. of Houston has been chosen for architectural design, site construction and building shell.

     

The Woodlands, Texas (November 8, 2019) Diana Gaines of The J. Beard Real Estate Company has recently represented Grace Crossing, a Community Church of Christ, in the sale of 16.9 acres of vacant land to Responsive Education Solutions, a Texas 501 (c) (3) non-profit corporation. The land is located adjacent to the church at the southwest corner of I-45 at FM 1488 in Conroe. The buyer was represented by David Buttecali of Andora Real Estate. The property will be home to a new K-12 grade Charter School Campus slated to open August 2021.

The event covered the benefits of moving towards a more mixed-use, live, work, play society and who the next major players to break out, buy in and build up in Montgomery County will be.  With big projects like Jimmy Buffett’s Margaritaville and Johnson Development’s Woodforest, Montgomery County is making a name for itself nationally.

One of our tenants, Momentum Title, held the 2nd Annual Habitat for Heroes soirée on November 7th, 2019 from 6:00pm - 9:00pm held at the beautiful Havenwood Office Park. J.
